What Is basement underpinning?
Basement underpinning is the process of extending the depth of an existing foundation to strengthen structural support and increase basement height. It is commonly used in Toronto homes to create more livable space and increase overall property value.
Increase Basement space with underpinning
Space is one of the most valuable things in any home, and no matter how big your house is, you can always use more. While many homeowners have options such as additions, or adding a second floor, these options often come with high costs, long waiting time for permits and delays in finding the right contractor for each trade. There’s a smater and more cost-effective solution: dig deeper and build lower. Basement underpinning allows you to lower your basement floor and unlock livable space that’s already within your home’s area. Unlike home additions, you don’t lose backyard space or compromise your garden and landscaping needs, while also not needing to drastically alter the structure of your home or trigger a increase in property taxes. Underpinning is efficient, practical and adds real value your home.
Decades of Experience – Fixing Foundations, Saving Homes!
Our underpinning process follows strict engineering and construction standards to ensure safety, durability, and compliance with Toronto building codes.
Why Homeowners Should choose basement underpinning
Basement underpinning involves carefully excavating beneath your existing foundation walls and extending the footings deeper into stable soil. Basement underpinning strengthens your home’s structual support while allowing you to lower the basement floor and increase ceiling height. Temporary jacks are used to keep the structure stable during each phase, and once the new footing is poured and cured, we install new interior waterproofing systems, and a new concrete slab.
Homeowners across the GTA choose underpinning for many reasons. Typically in older homes, orginial footings may no longer be strong enough to support the home or future renovations. However in the mind of most homeowners, the goal of underpinning a home is to create more livable, full-height space either for a family room, or a rental unit. Underpinning not only improvies the structual integrity of your home, but also adds significant value to your property, especially when combined with a separate basement walkout or legal apartment conversion.
Whether you’re planning to finish your basement, prevent foundation issues, or simply gain more usable space without expanding your home’s footprint, underpinning is a smart, long-term investment.

Underpinning vs. Benching: Which Is Right for Your Basement?
What Is Benching?
Benching is an alternative to underpinning that increases basement ceiling height by excavating the centre of the basement floor while leaving a sloped or stepped “bench” of soil around the perimeter of the foundation walls. It is faster and less expensive than underpinning, but comes with a significant trade-off — you lose usable floor space around the edges of your basement, which can reduce the room by 2 to 3 feet on each side.
Why Most Toronto Homeowners Choose Underpinning Over Benching
While benching can work for some situations, most Toronto homeowners choose underpinning because it delivers full floor-to-ceiling height across the entire basement without sacrificing any usable space. Underpinning also strengthens your foundation at the same time, which benching does not. If your goal is a legal basement apartment, a finished family room, or a rental unit that meets Ontario Building Code requirements, underpinning is almost always the right choice.

Our Underpinning Process
How it works
Our Underpinning Process
Every CTA project follows a strict five-phase process — engineered, permitted, and city-inspected from start to finish.
Contact a Licensed Structural Engineer
The first step in any underpinning project is hiring a licensed structural engineer. They will visit your property, assess your existing foundation and soil conditions, and produce detailed engineering drawings submitted to the city for permits. At CTA Contracting, we assist you through this entire process — coordinating with the engineer and your municipality for smooth approvals and efficient timelines.
Support Installation
To ensure the stability of your home during construction and excavation, temporary hydraulic jacks and support beams are carefully installed on your home's existing cross beams. This critical step transfers the structural load away from the foundation walls, keeping your home completely stable throughout the entire underpinning process. No excavation begins until this phase is fully verified.
Excavation and Underpinning
Underpinning is carried out in staged sections — one at a time — to avoid destabilizing your home's structural integrity at any point. The existing basement slab is removed, and excavation beneath the existing footings begins. After each section is excavated to the target depth, new engineered concrete footings are formed and poured, then left to fully cure before the next section begins. A city inspector signs off at each phase.
Interior Waterproofing
Once all underpinning phases are complete and inspected, we install a full interior waterproofing system around the entire basement perimeter. This includes weeping tile drainage along the footer connected to a sump pump, and delta membrane fastened along all foundation walls. This system intercepts moisture before it can ever enter your new living space — protecting your investment for decades to come.
New Basement Concrete Slab
After all underpinning phases and waterproofing are complete, we lay a 4–6 inch compacted gravel base to promote drainage and prepare the surface. A new reinforced concrete slab is then poured across the entire basement floor. Homeowners can also opt for rigid foam insulation beneath the slab for better temperature regulation. Once the slab passes final city inspection, your permit is officially closed — your basement is ready to finish.
