  • Once hardened, they support the foundation at a lower level, supporting a new and higher ceiling height.

2. Pile Underpinning (Micropiles or Mini-Piles)

This method of underpinning is used when the soil conditions are poor or loads are too heavy for traditional concrete. This method is usually used in older homes (over 75+ years old)

How it works:

  • Steel or concrete piles are driven deep into stable soil or bedrock.

  • The foundation is transferred to the piles.

3. Beam and Base Underpinning

A reinforced concrete beam is built under the existing foundation and distributes the load onto mass concrete bases.

This method is used for homes that rely on strict and isolated load bearings. This method requires more engineering and is mostly necessary for homes that are custom built.

In Toronto, underpinning is often used for basement lowering, where homeowners dig down to increase height and create a legal secondary suite or finished basement.

All underpinning projects REQUIRE a building permit from your local municipality, especially if structural changes are made or the foundation is being deepened.
